So what does representation actually change? Not the rent number on the first email. It changes everything around it: the quality of the tenant, the certainty of the close, and the dozen lease terms that quietly determine whether a deal is good or merely done.

Good landlord representation starts long before a prospect calls. It's about knowing your center's true position in the market, curating the right merchandising mix, and protecting long-term value — not just filling a vacancy with whoever shows up first.

What a tenant rep is really doing

On the tenant side, representation is about fit and leverage. The right space in the wrong trade area is still the wrong deal. A good tenant rep pressure-tests the location against the concept, then negotiates the terms that protect the business as it grows.

Where deals actually stall

In my experience the deals that fall apart rarely die over base rent. They die over the terms nobody negotiated carefully up front — the improvement allowance that didn't cover the buildout, the escalation that outran the tenant's sales, the exclusive that boxed the landlord out of a better tenant later. Representation is how those land mines get found before signatures, not after.
