Scottsdale Retail: Where Luxury Tenants Are Betting Next

By Sean Lieb · Sep 15, 2026 · 5 min read

I've been showing space in Scottsdale for a decade, and I can't remember a stretch where luxury demand outpaced available boxes quite like it has this year. The brands calling my phone aren't just asking about Fashion Square anymore — they're asking about streets I would've steered them away from five years ago.

That shift matters. Fashion Square has long been the gravitational center for luxury retail in the Southwest, and it still is. But when a mall is effectively full and rents there sit at a premium most emerging or expansion-stage luxury tenants can't stomach, demand doesn't disappear — it migrates. What I'm watching right now is where it's migrating to, and why the answer isn't uniform across Scottsdale.

Old Town's Second Act

Old Town Scottsdale has spent years being defined by nightlife and galleries, but the retail mix along Fifth Avenue and into the Marshall Way corridor is quietly upscaling. I'm seeing landlords who once leased to seasonal tourist-trade tenants now fielding inquiries from contemporary fashion, jewelry, and lifestyle concepts that want walkable street frontage instead of interior mall space. The appeal is obvious — foot traffic tied to hospitality growth, proximity to the Fashion Square halo effect, and rents that, while climbing, still pencil better than in-mall deals for a brand testing the market.

Luxury demand didn't shrink when the mall filled up — it just found new streets to occupy.

North Scottsdale's Quiet Pull

The more interesting story to me is North Scottsdale — the Kierland, DC Ranch, and Silverleaf-adjacent corridors. This isn't foot-traffic retail in the traditional sense. It's proximity-to-wealth retail. Luxury tenants are increasingly willing to trade pedestrian density for being minutes from the rooftops that actually buy what they sell. I've had conversations this year with brands that would've insisted on Fashion Square exposure two cycles ago and are now perfectly comfortable in a well-curated North Scottsdale center, provided the co-tenancy and design finish match the brand standard.

What's Actually Driving It

None of this means the mall is losing relevance — it isn't. Fashion Square remains the anchor that makes the rest of this ecosystem valuable. But the days of luxury retail strategy in Scottsdale being a single-address conversation are over. Tenants are running a portfolio approach: a flagship presence near the mall, paired with a smaller-format or showroom-style location closer to where their actual customer sleeps at night.

What This Means for Landlords and Tenant Reps

For landlords sitting on well-located North Scottsdale or Old Town retail, this is the moment to be deliberate about tenant mix rather than just filling vacancy. A single well-placed luxury or premium lifestyle tenant changes how brokers and other retailers perceive an entire center — I've watched it happen. For tenant reps, the lesson is to stop assuming luxury clients only want mall interior space. The right street-front or lifestyle-center deal, structured correctly, can outperform a mall lease on both cost basis and long-term brand positioning.

Scottsdale's luxury retail map is being redrawn in real time, not because demand is cooling, but because it's finally sophisticated enough to spread out. The brokers and landlords who recognize that shift early are the ones who'll be writing the leases everyone else references a year from now.
